Construction Project is a WBS template that breaks small-to-mid scale building and facility works into 28 tasks across 6 phases. Phases follow the standard sequence from permits to handover, with three explicit Milestones: construction start, completion inspection passed, and project completion. The Construction phase carries nearly half of the total weight, so reported progress tracks what actually happens on site.

Phase by phase

Initiation & Permits

Starts with project planning and the permit application. Permits are the least controllable external procedure in construction — keeping them as a separate task makes any delay visible on the schedule.

Design

Moves from schematic to detailed design and closes with review and sign-off. Only approved design feeds procurement and construction; skipping the review comes back as rework on site.

Procurement & Contracting

After contractor selection, material procurement and site mobilization run in parallel, closed by the Construction start Milestone. Long-lead materials often drive the schedule, so ordering is tracked as its own task.

Construction

Temporary works, foundation and frame, MEP, and finishing chain as predecessors, with external works joining in parallel after the frame. This is the core phase, carrying 45% of the total weight.

Quality & Inspection

Quality and safety checks and commissioning lead into the authority completion inspection, closed by its Milestone. Inspections are short but act as gates — a failure pushes the whole schedule.

Handover & Closure

Defect rectification, closeout documents, and the final account precede the facility handover, and the Project completion Milestone closes the project. Until paperwork and settlement are done, the project is not.

Frequently asked questions

How is a WBS different from a construction schedule?
A schedule is a time-centered view; a WBS is a breakdown of the work itself. This template breaks the work down as a WBS, then fills in dependencies and durations so the Gantt chart — your schedule view — is generated in one pass.
Can I use it for large projects like apartment blocks or plants?
The skeleton is the same, but this template targets small-to-mid scale works. For large projects, split the Construction phase into trade-level sub-phases and add Work Packages per building or per floor.
Why is so much WEIGHT concentrated in the Construction phase?
So that reported progress reflects real site progress. If paperwork and site works carry equal weight, progress jumps when documents alone are done. Adjust the weights to match your cost structure.
How do holidays and weather days go into the schedule?
Set working days and exception days on the project calendar, and every start and finish date is computed on working days. For weather risk, adding buffer to the affected task durations is the easiest to manage.
Can I share the schedule with the owner or the supervisor?
A read-only share link shows the latest schedule without an account. You can also download the Excel file and attach it to official letters or reports.
